Phone calls with frustrated tenants, finding service providers, scheduling and coordinating service providers with tenants it can all quickly become overwhelming for landlords, property owners, and property management companies. Maintestream was created to eliminate this burden by streamlining the maintenance request process through our innovative platform. How It Works With Maintestream, all maintenance requests from your tenants are submitted on our website and processed through our automated systems, maintenance requests are immediately routed via text and/or email to your preferred service provider, or one of our preferred service providers if you do not designate any, for each type of maintenance request submitted such as HVAC, electricians, plumbers and carpenters. Under our free version service providers are charged a small lead fee per lead they receive for being in network and for Maintestream generating and providing them with the leads through our automated systems and services on our platform. This is how we provide our services to you the landlords, property managers, property owners, and property management companies completely free. Each request includes the tenants name, phone number, email, address and a detailed inquiry of the maintenance requested, during service provider onboarding each provider is trained to contact the tenant directly to schedule the maintenance evaluation and repair. All maintenance requests submitted are autoforwarded weekly, daily or in real time to, up to three designated emails such as the landlord, property manager, property owner, or property management company's email addresses. Ensuring tenants needs are taken care of as timely as possible while property owners, landlords and management companies stay informed without the hassle of direct involvement. 
1. Free Subscription - Hands-Off Maintenance Management
  • Tenants submit maintenance requests directly through our platform, an immediate automated notification is sent via text and/or email to your preferred service provider specific to the type of maintenance requested such as HVAC, electrical, plumbing, and carpentry, or to a service provider in network if preferred service providers are not designated.
  • Email log of maintenance requests submitted are automatically forwarded through our systems to, up to three designated emails such as the landlord, management company and property owner weekly or daily at your discretion. 
  • The ability to designate your preferred service provider for each type of maintenance (HVAC technicians, electricians, plumbers and carpenters) so maintenance requests are automatically sent to your chosen professionals.
  • Direct communication between service providers and tenants, each maintenance request includes the tenants name, address, phone number, email, and a detailed inquiry, eliminating the need for property owners or managers to find service providers and coordinate repairs. Upon receipt of a maintenance request the service provider is instructed to contact the tenant directly for scheduling, dispatch, evaluation and repair. ​
  • The ability to designate a dollar amount threshold for repairs such as $250 that if met or passed in evaluation of estimated job cost by the service provider, the service provider must first receive approval from the landlord, manager or owner before repairs are carried out.
  • Service providers are instructed to submit invoices by mail and/or email to the addresses provided by the account holder.
  • Service providers pay Maintestream a small lead generation fee of $10-$20 per lead for being in network and for generating and providing them with the lead through our automated systems and services on our platform, meaning there are no costs to you the property owners, landlords, managers, and property management companies to use our services, only the relief of call volume, time, scheduling, headache and hassle. 
  • Service providers are thrilled to pay our small $10-$20 lead fee, as we only send our leads to one service provider at a time, unless the lead is not accepted within a reasonable period of time then our systems route a lead to the next service provider in queue. Service providers are thrilled with this structure as our nearest competition charges $15-$100 per lead and each lead is sent to many service providers at the same time, leading to many paid leads without sales. 
  • Property management companies, landlords, property managers and property owners are thrilled with our services as they substantially reduce call volume, time spent finding a service provider and scheduling the service provider with the tenant.   • Direct communication between service providers and tenants, eliminating the need for property owners to coordinate repairs.
  • The ability to designate a dollar amount threshold for repairs such as $250 that if met or passed in evaluation of estimated job cost by the service provider, the service provider must first receive approval from the landlord, manager or owner before repairs are carried out.
  • The ability to require service providers to submit estimates to a landlord, owner or manager before repairs are carried out or simply complete any job under a specific dollar amount threshold.
  • Service providers are instructed to submit invoices by mail and/or email to the addresses provided by the account holder.
  • Dependent on the account holders needs Maintestream will waive lead fees for paid memberships at the account holders request, or Maintestream may still charge service providers a small lead fee per lead for being in network and for generating and providing leads through our automated systems and platform, at the paid membership account holder's discretion.
